Coastlife Construction is a family-owned and operated company specializing in the construction of upscale custom homes.
As a builder of fine homes, our primary goal is to build to satisfy the owner. We believe the
attention to detail and the ability to work as a member of a team with the owner, architects, designers, developer, subcontractors
and suppliers enables Coastlife to transform our client’s ideas and dreams into a cost-effective reality. Recent projects range in
scope and price from $2.5 million for renovation to over $3.0 million for new home construction. But, we devote the same professional
attentionto our smaller projects.
We are in our 18th year as a Preferred Builder in Sandestin Resort. But, the majority of our
work is for the more sophisticated clientele on prominent beachfront, waterfront and beachview properties in Walton and Okaloosa Counties.
Coastlife established a presence in Rosemary Beach beginning in 1999. We are also an approved builder in St. Joe - Arvida’s
premier communities: The Retreat, WaterColor, WaterSound and Windmark. Over the years, Coastlife has performed both renovation
and new construction in Seaside.
Coastlife was incorporated in the State of Florida in 1991 (EIN 59-3076143). Tom Waldrop (CBC1252519), a third generation builder, is President and has been in construction over 20 years. His wife of 39 years, Eloise, is Secretary and Treasurer. She manages all of the day-to-day office, administrative and accounting requirements of the business. The oldest son, Trey, is Coastlife’s Construction Manager. He proudly marks the fourth generation in the business.
Coastlife contracts almost exclusively on a “fixed fee plus invoiced cost” basis. We continue to believe that this is the fairest form of contractual relationship for fine homebuilding. It has also proven the most cost effective way to develop larger custom home projects for both the client and the contractor. To complement this fee-based relationship, our fee is a fixed dollar amount and not just another “arbitrary percentage fee” based on how much money the contractor can spend during the course of the project. This means that project costs represent just what we are invoiced from our subs and suppliers with all savings reverting directly to the client.
Coastlife has intentionally remained a “small” company. We grow by adding more specialized project managers as specific requirements of a particular project dictate. Over the years, we have found that our size is in our client’s best interest. Our client’s appreciate Tom’s very hands-on approach and reap the benefits. His goal is to be on every job under construction every day. For this reason, Coastlife accepts only a limited number of projects each year.
